  1. Occupants to act lawfully

 

  1. Number of Occupants and Guests

The maximum number of Occupants permitted at this Un-hosted STRA is 10 and 10 people are only permitted after 10pm.

 

  1. Vehicles

3.1. The number of vehicles (including all motorised vehicles and trailers) parked at the Holiday House must not exceed 3

3.2. Each vehicle used by an occupant or guest of the Holiday House must be parked within the designated parking bays. Do not park on neighboring properties or the road.

 

  1. Obligations to neighbours

Each occupant who enters, uses or occupies the Un-hosted STRA, including any outdoor areas,

In the outdoor entertainment areas, decks, balcony, guests must not

act in a manner that could reasonably be expected to cause alarm, distress or nuisance to neighbours adjoining or in the vicinity of the Holiday House, including but not limited to—

(a) violence or threats;

(b) loud aggressive behaviour including yelling, screaming or arguing;

(c) excessively loud noise nuisance; and

(d) overlooking or light spill.

  1. Noise

Guests are advised of the requirement to comply with the Environmental Protection (Noise)

Regulations 1997 in relation to noise emissions. Parties are not permitted, and music noise, loud TV or stereo exceeding prescribed noise levels will not be tolerated. There is to be minimal noise from 10pm at night and before 7am in the morning.   An after-hours contact is provided to neighbouring properties for response to noise complaints.

 

  1. Hygiene

Clean and hygienic conditions are met with full cleaning completed before each guest, deep cleaning throughout the year, fresh linen every guest. Linen is sourced from Alpine Linen company.

All mattresses and pillows have protectors and are washed regularly.

 

  1. Mosquitoes

Seasonally during the period primarily between August to November this

area is prone to mosquito breeding. In the South West mosquitoes can transmit Ross River

virus and Barmah Forest virus. You are advised to take appropriate precautions such as wearing long loose clothing and applying an effective repellent to avoid being bitten’ Further

information can be sought from Prevent mosquito bites (healthywa.wa.gov.au)

 

  1. Pets: There are to be NO pets on the premises at anytime.

 

  1. Beach Access

Beach access through fragile dune systems is to be avoided as it can lead to vegetation and

habitat destruction which can cause dune erosion. Pedestrians must keep to existing access points as highlighted on house map

 

Please do not remove any vegetation, be aware of natural wildlife such as lizards, birds and small mammals and marsupials. Do not disturb nests, wildlife homes or destroy habitats.

 

  1. General obligations

10.1 An Occupant or guest of the Holiday House must not sleep or camp on the site in a tent, caravan, campervan or similar.

 

10.2 Waste collection and disposal is collected every Friday morning (bins to be put on the verge on Thursday night) Waste Bins are located near the small shed at the top of the driveway. There is a recycling bin and general waste. Please refer to Shire of Capel Waste collection days (located in the Mc Court house folder)

 

11 Responsibility of Owner

An Occupant must notify the owners (Peppermint Grove Beach Holiday Park) of any dispute or complaint about an occupant’s behaviour as soon as possible after the dispute or complaint arises.

 

12 Management Plan – Code of Conduct is given to each guest when booking and is agreed to by the guest when payment is made.

 

13 The Owner ensures that the Premises displays a sign that:

  1. is visible from the street;
  2. displays a current telephone number upon which the Manager can be reached;
  3. is located solely within the subject site; and
  4. is no larger than 0.2m’.

 

  1. The owner ensures that:
  2. McCourt House is fitted with fire alarms that are reticulated into the main electrical system and that these are maintained in accordance with the operating manual requirements of the system;
  3. Please note emergency exit signs in case of emergency and
  4. An emergency evacuation plan is located at the front door and in the McCourt House folder.

And more:

  1. A description of the property and its inclusions is as accurate as possible from the advertising. Without prior inspection, no guarantee can be given that a property will satisfy guest’s expectations.
  2. Condiments in the kitchen and bathroom are provided for the guest convenience to get through the first day or two, if the guests are staying longer the nearest shops in the town centre are available to resupply at their own expense, as is the nature of Self Contained Accommodation.
  3. This service is a Self Stay/ Self Contained holiday home service- it is not a Hotel service and therefore normal office hours apply unless emergency
  1. Any areas designated as private by the owners are strictly out of bounds. These include the garage and small outdoor shed.
  2. A guest information compendium is emailed to guests for your convenience. After hours call out may incur a fee of $50 inclusive of GST or greater.
  3. The books in the property are for reading whilst you are holidaying, please leave them at the property when you depart. The owner is an avid reader and this is a small part of their collection.
  4. If keys and/or remotes are lost or damaged, the cost of replacing these items will be charged to the guest.
  5. Should a guest lock themselves out of the property a $50 inclusive of gst call out fee is applicable. If the office is unattended guests may be liable for any costs involved in gaining entry to the property.
  6. No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by event beyond the agent or owner control. No responsibility is taken for guest’s property left in, on or near the premises. It is recommended that guests take out personal and property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.
  7. All guests are responsible for keeping the property secure during their stay and will be responsible for any theft or damage due to neglect in this area.
  8. Damage to the property or its inclusions by guests or their visitors, other than fair wear and tear, must be reported to our holiday rental staff as soon as possible and arrangements made to pay for the cost of repair or replacement.
  9. Furniture is not to be moved around. Items are not to be moved from room to room or property to property. A fee will be charged should these occur.
  10. Departing guests must leave the property clean and tidy. This includes emptying the rubbish bin, washing and drying all dishes, emptying the dishwasher, emptying and cleaning of the refrigerator, oven/grill & microwave, cleaning the BBQ, turning off the lights and cooling/ heating appliances.
  11. The cost of a standard clean is included in the tariff charged. We reserve the right to recover any costs above the standard clean from guests at or following a departure.
  12. All guests must conduct themselves in a proper manner so as not to cause a nuisance, including excess noise, or interfere with the use or enjoyment of the property for other occupiers or neighbouring properties. Unruly, loud or offensive behaviour will not be tolerated. If complaints are received this may result in termination of the booking and loss of unused balance of accommodation.
  13. It is the guest’s responsibility to maintain the cleanliness of the property during their stay.
  14. SMOKING inside all properties is PROHIBITED. Guests must discard cigarette butts into the rubbish bins. Cigarette butts discarded into garden beds will incur an additional charge for cleaning.

PAYMENT

  1. Payment is due in full prior to arrival date. Bookings made within 28days of arrival will require full payment at time booking is made.
  2. Keys will not be given out unless full payment has been made.
  3. Tariffs quoted are correct at time of printing and are subject to change without notice.
  4. If for any reason your payments are not received by the due dates, We reserve the right to cancel your booking and apply appropriate cancellation charges
  5. Payment is taken either by booking.com or if booked direct with Peppermint Grove Beach Holiday Park via a credit card token in our secure reservations system. If you wish to pay with cash please get in contact with us to discuss.

 

CANCELLATION

Direct through Peppermint Grove Beach Holiday Park

  • Over peak season a cancellation or amendment must be made with 28 days notice for a $30 booking fee, inside 28 days the payment is forfeited.
  • A refund or credit, minus the $30 booking fee, will be given to you if the cancellation is outside 28 days.
  • Over Low or Off season, a cancellation or amendment must be made with 1 weeks notice for a $30 booking fee, inside 1 week the deposit is forfeited.
  • No refunds for early departures.

Odds and Bods about 9 McCourt Place

  • Steep driveway, it is easier to use the cul de sac at the end of road to drive back to the driveway rather than trying to enter directly from the left on the way in.
  • The driveway next to the garage is not accessible at any time. It is private property and belongs to the neighbours.
  • The garage and small shed are locked and are not available to be used.
  • There are remotes that open and close the navy blue blinds
  • Downstairs remote located in top kitchen drawer and upstairs remote located on the display cabinet.
  • Wi-Fi is available: either use the QR code on the fridge or find Wifi name: TelstraC2BB1E, Password: dz6u3gn6v8hfq9q6
  • Airconditioning and Heating: Main control is in the laundry just inside the door; there are vents in the kitchen, main bedroom and living room.
  • The upstairs room has its own reverse cycle system and the remote is in the bedroom.
  • There are fans located in most of the bedrooms. Remotes are located in each room, these are also connected to the light switches. The upstairs bedroom requires the switch at the door to be on for the remote to work.
  • Please remember to turn these all off when not in use..
  • Bin day is Friday morning, please leave bins out on the verge.
  • All TVs are smart TVs and are connected to the Wifi.
  • All sliding doors can be unlocked with the same Key (blue handle)
  • The front door key is located on the green bottle opener key chain with a sliding door key
  • The insects can be friendly in Peppy, there are insect repellants and citrus sticks in the cupboard under the laundry sink. These are for using outside.
  • The Alarm is not connected and will not work so please do not try and use it, if you fiddle you may just have an annoying noise all night….
  • BBQ is located under the cover outside, best to clean it well rather than having a clean fee charged to you.
  • There is a lovely path from the front yard down to the beach. Please always stay on the path, the dunes are fragile and must be protected.
  • When you depart please lock up and drop the keys into Peppy Grove Beach Holiday Park. Check out time is 10am. If you depart very early then there is also a key return box at the front of Peppy Beach Holiday park.
